YOUR MORTGAGE, EXPLAINED

How can I plan for rising taxes and insurance?

Keep the mortgage’s principal and interest separate from property costs that can change. Review tax notices and insurance renewal information before the next escrow analysis arrives, and test a higher cost scenario in your budget. A fixed mortgage rate provides one kind of stability, not a guarantee that the whole payment stays flat.

Use actual annual bills

Begin with the latest tax and insurance amounts, including bills paid outside escrow. Divide by twelve for planning, but preserve the real payment dates. Avoid using an outdated purchase estimate year after year.

Try a manageable stress test

Hypothetically, a combined $1,800 annual increase requires $150 more each month before any shortage repayment. Use changes relevant to your situation rather than treating that illustration as a forecast.

Review the underlying expense

Ask the tax authority about accurate records and eligible exemptions. Discuss coverage and deductibles with a licensed insurer. Reducing protection solely to reach a payment target can create a different financial risk.

Act before the shortfall grows

If a change strains the budget, contact the servicer about account questions and available assistance. Review discretionary spending and reserves before assuming a refinance is the only answer.
