YOUR MORTGAGE, EXPLAINED

Keep credit changes visible between preapproval and closing

The clip explains that financing can still be affected by changes after the initial review. Keep the lender informed instead of assuming a preapproval letter makes later credit activity irrelevant.

Ask before adding a new obligation

A new loan or credit card can create an inquiry and a new payment for the lender to evaluate. Avoid opening unnecessary accounts during the mortgage process. Keep existing payments current, and ask before making a change intended to improve credit if it could also affect your cash, balances or documentation.

Report a change rather than guessing its effect

If you discover an error, miss a payment or take on new debt, contact the lender promptly with the facts. Ask whether the change affects qualification, pricing or remaining conditions. A higher score does not automatically produce a revised rate, just as every inquiry does not automatically cause a denial. The effect depends on the file and loan terms.

Can the lender check credit again before closing?

Yes, credit information may be reviewed again. Ask what updates are expected and keep the lender informed about relevant changes.
