YOUR MORTGAGE, EXPLAINED
Low inventory means your search needs a specific local plan
The August 2023 video discusses a shortage of homes available to buyers. Its lasting lesson is to understand the choices in your own search rather than relying only on a national inventory headline.

Define the homes you can actually consider
Inventory generally describes homes available for sale, but the useful number for your decision is narrower. Your price range, location, property needs and timing determine which listings are realistic options. A national total can provide context while still telling you very little about whether the right home is available for your household this week.
Ask what the comparison includes
The recording compares inventory across several years and discusses building and owners staying longer. Those counts are historical and are not verified as current in this companion. Before using a comparison, ask whether it counts active listings, pending sales, new construction or a different category. The same word can be used for measures that are not directly comparable.
Prepare without abandoning your limits
When suitable homes are scarce, decide which preferences can change and which financial limits should remain firm. Have the lender explain your payment and cash requirements before you need to act. Work with your agent on a realistic offer strategy for the property itself. Limited supply can make preparation useful, but it does not make every asking price sensible or every compromise worthwhile.
Does low inventory mean I should buy any available home?
No. The property still needs to fit your needs, budget and tolerance for risk.
Are the inventory numbers in the old recording current?
No. Use a current, clearly defined local report for today’s search decisions.
