YOUR MORTGAGE, EXPLAINED

How do I get mortgage information for a home I inherited?

Contact the servicer and ask what documents it needs to recognize your legal interest and provide account information. Inheriting a property, being authorized to discuss the loan and becoming personally responsible for debt are different questions. Work with an estate attorney or other qualified adviser on ownership and obligations.

Identify the account securely

Use statements or other reliable records to find the verified servicer. Do not send death certificates or identity documents through a public marketing form. Ask for its official successor process.

Keep urgent bills visible

Determine how current payments, taxes and insurance will be handled while the estate or ownership issues are resolved. Avoid assuming those bills stop during probate or another transfer process.

Understand before refinancing

A new mortgage is not automatically the first step. Ask what options apply to the existing loan and your status. Replacing a favorable loan without understanding those options can create unnecessary cost.

Coordinate the professionals

The servicer handles its account process; an attorney addresses legal rights and estate questions; a tax professional addresses tax consequences. Eric can help compare financing if that becomes a useful part of the plan.
