YOUR MORTGAGE, EXPLAINED
People move because their lives change not just because rates change
Eric’s August 2023 video lists reasons a homeowner may need to sell even when the market feels difficult. A useful moving plan begins with the life change, then checks the timing and financial choices.

Identify the reason the current home no longer fits
The recording mentions growing families, empty nesters, retirement, relocation and personal circumstances. It also recognizes health and mobility needs. These reasons can have different deadlines and priorities. Write down what the move needs to solve, such as more usable space, less maintenance or a shorter commute, before focusing only on a sale price or mortgage rate.
Look at the financial pressure honestly
Eric also raises cash flow, equity and the cost of maintaining the existing property. Compare the cost of staying, including planned repairs, with the cost of selling and moving. Estimated equity is not the same as money available after a sale. Ask for a net proceeds estimate and a budget for the next home, including the cash you want to keep afterward.
Choose the sequence around the actual need
Some situations allow time to prepare and wait for a suitable property; others require a faster transition. Ask what selling first, buying first or arranging temporary housing would mean for your household. The recording’s message is that transactions continue because life continues. It is not a recommendation that every homeowner should sell or that a difficult market makes planning unnecessary.
Should a low mortgage rate be my only reason to stay?
Include it in the comparison, but also consider whether the home still meets your needs and what each alternative costs.

What problem does the move need to solve, and by when?
