Separate the reason to move from the rate forecast

A growing household, a job change or a wish to downsize can make the current home less suitable. Compare those needs with the costs of moving and the financing available. You may decide to stay longer, but it helps to understand what would have to change for a move to become worthwhile.

Prepare for both sides of the transaction

Estimate sale proceeds, the next payment and the cash needed if the purchase and sale do not line up neatly. Discuss the local search with your agent before assuming you must choose the timing solely around mortgage rates. More buyers and sellers may eventually participate, but there is no certain date when everyone will return or guarantee about what competition will look like.

Do I have to move when rates reach a particular number?

No. Your needs, available homes and complete costs matter more than a universal trigger rate.
