YOUR MORTGAGE, EXPLAINED

Can rising home value help me remove PMI?

It may under an applicable investor or servicer process, but an online value estimate does not automatically remove PMI. Ask which cancellation path applies, what value evidence is required and whether seasoning, payment history or other conditions matter. Original value based statutory rules and current value based options are not interchangeable.

Ask before ordering a valuation

The servicer may require a specific process or provider. Paying for an independent estimate without approval may not satisfy it. Get the requirements and possible fees first.

Use the correct loan type

Conventional PMI rules do not automatically apply to FHA mortgage insurance or every other loan. Identify your actual program before following an online cancellation checklist.

Include other requirements

Balance, loan age, payment history, junior liens and property changes can matter depending on the applicable path. Ask for the conditions in writing rather than focusing on one equity percentage.

Compare the cost

If a valuation fee is required, weigh it against the possible PMI reduction and uncertainty of the result. No calculator or neighborhood estimate can guarantee the servicer’s decision.
