YOUR MORTGAGE, EXPLAINED
Prepare a competitive offer without letting a forecast set your budget
This April 30, 2021 presentation was aimed largely at real estate professionals helping buyers through a competitive spring market. Its useful consumer lesson is preparation before an offer: understand financing, local evidence and contract choices before deciding how far to compete.

Build the conversation before choosing the house
The recording recommends explaining the market and reviewing financing before a buyer falls in love with a property. Bring your payment ceiling, closing funds and reserve target to that discussion. Ask the lender what has been verified and what conditions remain. Ask your agent for comparable sales and listing activity in your actual price range, with dates attached to the evidence.
Separate a stronger offer from an unlimited commitment
The presentation discusses bidding above list price and changing appraisal or other protections. Those choices need their own review. A lower appraisal can create a financing gap, while an inspection can reveal expensive problems. Discuss the contract and possible extra cash with your agent and attorney where appropriate. Competition does not make a protection unnecessary or make its financial risk disappear.
Use several futures when considering the cost of waiting
The video's rate, price and equity illustrations were forecasts made in 2021. Do not use them as today's quotes or as a reason to exceed your budget. Compare buying now with waiting under several rate and price outcomes, including a decline in value. Include rent, saving opportunities and transaction costs. A useful plan should explain when buying fits and when waiting gives you a stronger foundation.
Should I waive protections to compete?
Review the specific contract, extra cash exposure and property risks with your advisers before deciding. Market pressure does not remove those risks.
Can a price-growth forecast justify paying more than I can afford?
No. A forecast cannot fund your payment or guarantee a future sale price. Keep the purchase within a sustainable household plan.
