Finish the work that does not require a listing
Discuss financing, gather requested documents and choose a payment limit before a preferred home appears. Ask what remains conditional in any preapproval. Agree with your agent on search criteria and how quickly you can evaluate a suitable listing.
Watch both buyers and sellers
More applications can suggest activity, but they are not the same as completed purchases or a count of unique competing buyers. More sellers may also list homes. Review current choices in your own price band rather than assuming warm weather guarantees a bidding war.
Should I buy before spring simply to avoid competition?
Seasonality is one consideration. The home, financing and timing still need to work; urgency alone does not establish a good purchase.
