YOUR MORTGAGE, EXPLAINED

Prepare the offer process before a promising listing arrives

Eric's January market update, uploaded in February 2026, describes a three-part approach: discuss the plan, prepare the numbers and coordinate the offer. The lasting lesson is to move the difficult conversations ahead of the listing alert.

Use the first conversation to identify the unresolved decision

The video includes buyers who need to sell another home, buyers considering bridge financing and renters working out a monthly budget. Those are different starting points. Tell the lender your likely move date, where the closing funds will come from and whether another transaction must happen first. End the conversation with a short list of questions that need documentation or a calculation.

Prepare numbers your agent can use

Discuss the comfortable payment, estimated cash to close and amount you want left afterward. Ask what has been verified for financing and how long the information remains current. Share the practical search limits with your agent. A maximum approval alone does not explain which homes fit when taxes, insurance and association dues vary.

Set the handoff for a new listing

Before touring seriously, agree on who updates the property payment, who explains financing to the listing side and when the offer deadline will be reviewed. Eric describes coordinating directly with the real estate team. Ask for the same clear division of responsibilities in your transaction. A documented process can reduce last-minute confusion; it cannot eliminate financing or contract risk.

Keep a purchase tied to your readiness

The recording anticipated a busier spring after lower rates. A seasonal prediction should not force a bid that exceeds your limits. More preparation creates the option to act when a suitable home appears, including the option to decline it. If you also own a home, compare buying first and selling first before choosing a bridge loan or another financing route.

Should I wait to contact a lender until I find the house?

An earlier conversation can identify cash, income or timing issues while you have more flexibility. It does not commit you to buying before you are ready.

Does being prepared make my offer risk-free to the seller?

No. Financing, property, contract and timing conditions can remain. Ask the team to communicate the review accurately without guaranteeing closing.
