YOUR MORTGAGE, EXPLAINED
Prepare your credit without chasing shortcuts before buying
Day 10 of Eric’s 2023 series focuses on credit habits that may support a mortgage application. The strongest takeaway is consistency, not a promise that one action will produce a particular score.

Start with payment history
The video emphasizes paying obligations on time. Reminders or automatic payments can help, provided you monitor the account and keep enough money available. A credit score is a lending risk measure, not a judgment of personal character. If you have experienced a setback, the useful next question is what your actual report shows and which steps are appropriate now.
Review balances and account decisions
Eric discusses keeping card balances low relative to available credit and being cautious about new accounts. The 30% figure mentioned in the clip is a general guideline, not a magic threshold or a guarantee of mortgage eligibility. You do not need to carry interest bearing debt just to build a score. Avoid opening an account solely to create a different credit mix before discussing the timing with your lender.
Connect the credit review to the purchase
Check for report errors and ask which score and loan requirements apply to your scenario. If you are preparing to buy soon, request a specific plan rather than acting on several online tips at once. Credit is one part of financing; the payment, savings, income and property still need their own review.
Should I keep a credit card balance to improve my score?
You do not need to carry a balance and pay interest to establish good credit habits.
Will staying below 30% utilization guarantee approval?
No. It is general guidance, while approval and pricing depend on the complete application and program.
