YOUR MORTGAGE, EXPLAINED

Do I have to qualify for both mortgages when buying before selling?

Often the lender must consider the existing home’s obligations while reviewing the new loan, unless an applicable program provision allows different treatment. The exact documentation and conditions matter. Ask the lender to identify the rule being used and distinguish agency guidance, investor requirements and company overlays from an actual underwriting decision.

Show the existing obligations

Include taxes, insurance, association costs and other liens as requested. A first mortgage payment alone may not describe the full obligation. Provide the current documents through the secure process.

Explain the sale status

A listing alone does not remove the old payment. Under Fannie Mae guidance for an existing principal residence pending sale, excluding that payment requires an executed sales contract and confirmation that financing contingencies have been cleared. Other programs and company requirements may differ. Ask the lender which rule applies; do not waive a contract protection to fit this example.

Keep budget separate

Being allowed to exclude an obligation for qualification does not make it disappear from your real cash flow. Budget for payments until the actual payoff date and stress a delay.

Avoid contract shortcuts

Discuss contingencies and legal commitments with your real estate professional or attorney. An expected lending exception is not a reason to waive protection without understanding the consequences.
