YOUR MORTGAGE, EXPLAINED

Can I refinance without adding years to my mortgage?

You may be able to choose a shorter available term or plan additional principal payments, depending on the loan options and terms. Compare actual offers that preserve your intended payoff date with longer term choices. Do not assume the lowest required payment produces the lowest cost or the best fit.

Ask which terms are available

Lenders may not offer every remaining year count. Request the closest suitable options and the full costs. A term shown in a calculator is not confirmation that a lender offers it.

Compare required payments

A shorter term may require more each month even at a lower rate. Keep taxes, insurance and other obligations in the budget. Preserving a payoff date should not leave you unable to handle ordinary expenses.

Price a voluntary plan

A longer loan with extra principal gives flexibility but needs discipline. Confirm payment application and any prepayment terms. Compare its rate and fees with the shorter loan rather than assuming they match.

Protect reserves

Using cash to reduce the balance can change the result, but show what remains accessible afterward. Avoid improving a schedule by quietly spending the entire emergency fund.
