YOUR MORTGAGE, EXPLAINED
Can I refinance if I have a second mortgage?
Possibly, but the second loan must be addressed in the new transaction. It may be paid off, included in new financing or allowed to remain with required approval. Review all balances, limits and lien positions early. A first mortgage quote alone does not show whether the complete arrangement can close.

Give the lender the full picture
Include the second loan’s balance, payment, rate, maturity and any credit line limit. An unused line can still need attention because it may remain a recorded lien.
Compare keeping separate loans
Preserving the second loan can involve its lender’s approval and costs. Ask about the process and timing before relying on the structure.
Compare combining them
Paying both off with one new loan changes the full balance and may affect pricing and transaction requirements. A single payment is simpler to track but not automatically cheaper.
Look beyond this month
Compare total payments, interest and remaining balances at the same date. If one second loan would be paid off soon, stretching it over a new long term deserves particular attention.
