YOUR MORTGAGE, EXPLAINED
What if I use a lower payment to pay the mortgage down faster?
Directing a payment difference toward principal can change the outcome, but only if the comparison includes the new loan’s fees, rate, balance and term. Model the extra payments explicitly and compare with making the same total payment on the existing debts. Do not assume a refinance plus reinvestment automatically wins.

Keep the monthly budget equal
Give each strategy the same total amount available for debt payments. Otherwise the scenario with more money assigned to repayment has an unfair advantage.
Track the destination
Money directed to the first mortgage, second loan or another debt can produce different results. Use the actual rates and required payments, then confirm extra principal instructions with each servicer.
Test stopping the extra payments
Life can interrupt a voluntary plan. Compare the required payment and remaining debt if you pause. A strategy should still be understandable without perfect future discipline.
Keep investment separate
Paying principal and investing in markets are different actions with different risks and access to cash. Do not label a hypothetical investment return as guaranteed interest savings.
