YOUR MORTGAGE, EXPLAINED
How do I plan a move when my new job starts after closing?
A lender may need specific documentation and conditions to use future employment income. Do not assume an offer letter alone is enough for every program. Review the start date, pay structure, cash reserves and overlap with the old home before relying on the new job for financing.

Confirm the income review
Ask which documents are needed and when the first pay must be received, if applicable. Agency provisions, investor rules and company requirements can differ. Get the answer for the actual program.
Budget the gap
Include time between the last old paycheck and first new one, moving expenses and any double housing costs. Employer reimbursement may arrive later or cover only certain items.
Check repayment conditions
Relocation benefits can have conditions if employment changes. Read the employer agreement and obtain appropriate advice. A reimbursement is not automatically unrestricted cash at closing.
Keep a fallback
If the start or closing date changes, reassess funding and contract deadlines with the team. Do not conceal a job change to preserve an earlier approval.
