YOUR MORTGAGE, EXPLAINED
Is it safe to close my sale and purchase on the same day?
It can be coordinated, but the plan depends on timing, funding and the ability to use sale proceeds for the purchase. Ask both closing teams what must happen and what the fallback is if the sale is delayed. Signing documents does not always mean funds are available at that moment.

Map the funding sequence
Identify when the buyer’s money arrives, liens are paid and your proceeds can be released. Confirm the new purchase’s funding deadline. Local closing practices and transaction details matter.
Keep separate required cash
Some deposits or costs are due before sale proceeds arrive. Account for those amounts and any temporary housing or moving expense. Do not assume the sale funds every earlier charge.
Discuss a delay
Ask your attorney or real estate professional what the contracts allow if one closing slips. A tight schedule needs a practical backup, not just confidence that everyone intends to close.
Verify each transfer
Confirm instructions directly with trusted closing contacts. A last minute rush makes fraudulent changes easier to miss. Keep proof of receipt and know who is coordinating the funds.
