YOUR MORTGAGE, EXPLAINED
How do I know when waiting to buy is the smarter move?
Waiting can make sense if buying would empty your accessible savings, strain your monthly budget or depend on a change that has not happened. Compare what waiting could improve with its real costs and uncertainties. A good plan can lead to renting longer while you prepare, rather than forcing a purchase now.

Name the issue you can improve
A specific goal is more useful than waiting for a perfect market. Examples include documenting stable income, reducing an expensive payment or building a closing reserve. Set a review date and a way to measure progress.
Avoid relying on a forecast
Rates, prices and available homes can move in different directions. Waiting does not guarantee a cheaper purchase. Compare several outcomes rather than assuming a particular market change will solve the budget.
Use the time intentionally
Practice the proposed housing payment by saving the difference when practical. Keep purchase funds accessible and review your credit records. A short preparation period should have a purpose you understand.
Respect your life timeline
Job changes, family needs and uncertainty about where to live matter alongside the numbers. Buying and selling quickly can create meaningful costs. Choose a timeline you can support without manufacturing urgency.
