YOUR MORTGAGE, EXPLAINED
Talk with your lender before changing credit cash or employment
This installment of Eric’s 30 Videos in 30 Days series identifies changes that can complicate a mortgage application. The practical advice is to communicate early, especially before a decision changes the finances the lender is reviewing.

Start with accurate information
Eric recommends beginning the application process before a home purchase feels urgent. The useful part is the opportunity to identify missing documents and questions while there is time to address them. An early discussion does not obligate you to buy immediately. Ask for the information needed to understand your options and the documents that will need to stay current.
Check before moving debt or money
The clip calls out vehicle financing, large purchases, debt consolidation and transfers between accounts. These actions can change the financial picture or create a need for more documentation. Before proceeding, explain what you plan to do and ask how it affects the specific loan. Keep clear records of transfers and deposits rather than assuming a movement of your own money needs no explanation.
Discuss work changes without assuming the worst
Eric also warns against an unplanned job change during the process. A new job does not automatically prevent a mortgage, but the lender needs to evaluate the income and timing. Tell the loan team about a proposed move before relying on the existing approval. The goal is to understand the consequences and prepare the right evidence, not to treat every life change as a permanent barrier to homeownership.
Does moving money between my own accounts automatically cause denial?
No. It may create documentation questions. Ask what records are needed before making a transfer.
Should I tell my lender about a job offer before closing?
Yes. Ask how the new role, pay structure and start date affect the application.
