Use five decisions to make a volatile market easier to navigate

Start with the payment, then check the full cost
Set a monthly housing limit before comparing listings. Include principal, interest, taxes, insurance and applicable association fees, then leave room for maintenance and other goals. Refresh estimates for each property because taxes and insurance differ. Payment is an important filter, but also compare cash to close, total borrowing costs and how long you expect to keep the loan.
Prepare enough to negotiate thoughtfully
Complete the lender’s document review before an urgent offer deadline whenever possible. Ask your agent what the local evidence supports and whether price, a seller credit or timing matters most for this listing. The video describes negotiations during market uncertainty. That does not mean every market becomes easier at the same time, or that a particular financing strategy guarantees seller acceptance.
Choose flexibility with a clear purpose
Compare a larger down payment, paying points and keeping cash available for repairs. For each option, ask what improves and what you give up. Spending more upfront can reduce a payment but leave less money accessible. End the conversation with written limits and a next step. The video explicitly recognizes that a sound plan sometimes means waiting; education should make that decision easier too.
Should I focus only on the monthly payment?
No. A payment can look attractive because you paid more upfront or stretched repayment. Compare both monthly affordability and the broader cost.
What should I request before touring homes?
Ask for realistic property payment examples, estimated cash to close and a list of documents or approval conditions still outstanding.
