YOUR MORTGAGE, EXPLAINED

What should I know before using a VA home loan?

A VA home loan benefit can help an eligible borrower buy a home, but eligibility for the benefit is not the same as approval for a particular loan. The lender still reviews the borrower and property. Compare the payment, fees, cash needed and any applicable funding fee before choosing a plan.

Confirm your eligibility

Ask how to obtain a Certificate of Eligibility through an approved process. Service history and other circumstances matter. Keep service and identity documents out of public contact forms and use the lender’s secure system.

Budget beyond a down payment

A transaction may still involve closing costs, prepaid items and escrow even when a down payment is not required. Ask whether a funding fee applies and whether any exemption has been confirmed. Do not assume zero down means zero cash.

Review the property and price

Appraisal and property requirements still matter. Discuss any value gap or property concern with the lender and your real estate professional. Eligibility for the benefit does not guarantee a home meets all requirements.

Compare the whole experience

Request the actual Loan Estimate and ask what has been reviewed. Keep your comfortable monthly payment and cash left afterward separate from the maximum amount you might qualify to borrow.
