YOUR MORTGAGE, EXPLAINED
What to ask about a fall home purchase instead of assuming a bargain
Day 26 of Eric’s 2023 series explores why some buyers may find opportunity after the spring market. The practical value is knowing what to investigate locally, not assuming the calendar guarantees a deal.

Check whether competition actually changed
The video suggests that fewer buyers may be searching in fall. That can happen, but the number of suitable listings can change too. Ask your agent about the specific area and price range you are considering. A seasonal pattern does not establish how many offers a particular home will receive or whether its asking price is reasonable.
Learn what the seller needs
The clip highlights possible room to discuss price, closing costs or repairs. A seller’s motivation may depend on timing, another purchase or the history of the listing. Ask which request would help your situation most and how it affects the seller’s decision. Do not assume every seller becomes more flexible simply because summer has ended.
Keep the purchase plan consistent
If you find a suitable home, compare its total payment and upfront cash with the plan you made before searching. Lower competition can make the experience easier, but it does not remove the need to evaluate the property and financing. The original promise of a stress free purchase is too broad; preparation and clear advice are useful in any season.
Does buying in fall prevent a bidding war?
No. Competition depends on the specific home and current local conditions.
Which negotiation request should come first?
Start with the issue most important to your plan, then ask your agent and lender to compare the practical effects.
