YOUR MORTGAGE, EXPLAINED
Why lower rates do not guarantee an easier home search
Eric’s February 2025 clip challenges the idea that lower mortgage rates automatically produce abundant housing inventory. His central observation is that some homeowners who sell will also become buyers.

Separate listings from choices
A homeowner moving from one home to another may add a listing and also create demand for a different property. That makes the effect of changing rates more complicated than simply counting new sellers. The clip describes a possible pattern, not a complete model of housing supply. New construction, investors and people leaving homeownership can affect the balance in different ways.
Avoid a guaranteed forecast
The original recording uses urgency about a future wave of competition. Competition could increase, but that outcome is not certain. Lower rates do not have the same effect in every area or price range, and rates themselves may not fall when a buyer hopes. Use the clip as a question to investigate with current local information rather than a deadline to act.
Plan around the home you need
Ask your agent what inventory looks like for your target location, size and budget. Then have the lender compare the payment and cash needs of realistic options. If you must also sell, map the timing of both transactions. You can prepare documents and understand your choices while still deciding whether moving is right for you.
Does each seller create one new buyer?
No. The clip highlights move up and relocating households, but sellers have different circumstances.
Should I buy before rates fall just to avoid competition?
Only if the home and financing fit your needs now. A possible change in competition is one factor, not the entire decision.
