YOUR MORTGAGE, EXPLAINED

A mortgage application is more than a credit score

The clip redirects attention from one score to the full financial picture a lender needs to review.

Look at income as well as credit

The speaker names debt-to-income, self-employment and variable earnings as important parts of qualification. A good score does not tell a lender how much stable, usable income supports the proposed payment. A lower score also should not be treated as the complete explanation before the file is reviewed.

Explain how you are paid

Salary, commission, bonuses and business income can require different documentation and analysis. Provide an accurate account of your work and ask which records the lender needs. Gross business revenue and qualifying personal income are not interchangeable concepts.

Ask what remains conditional

A preapproval can help identify a possible loan amount, but it is not an unconditional promise. Ask about credit requirements, income calculations, assets and property review. That gives you a clearer action list than watching a score app without knowing what the application requires.

Can strong income cancel every credit requirement?

No. Both credit and repayment ability matter, and specific loan programs have their own criteria.
