YOUR MORTGAGE, EXPLAINED
An early lender conversation can make the home search more focused
Eric recommends addressing financing before the search becomes urgent. The practical value is giving you and your real estate agent clearer boundaries and identifying questions while there is time to resolve them.

Arrive with goals as well as documents
Explain your likely moving date, available funds, income situation and monthly comfort level. Ask what information the lender needs to evaluate options and what the initial review will establish. A conversation about financing is an opportunity to learn; it does not require you to commit to buying or to that lender.
Turn the review into useful search information
Share the relevant payment and cash boundaries with your agent. Clarify what has been verified, what remains conditional and how estimates will be updated for a particular property. Taxes, insurance and other costs can make similarly priced homes feel different in the budget. Early preparation helps the team ask better questions, without eliminating every later request.
Must everyone speak to a lender before any other adviser?
No. Your situation may call for an agent, housing counselor or other adviser early too. The key is addressing financing before deadlines limit your choices.
