Check the local market before following a national headline

Ask for evidence tied to your search
Have your agent review available homes, recent comparable sales, days on market and competing offers for the kind of property you want. A statewide statistic or national forecast can provide background, but does not describe every listing. Ask how the data changes the offer you would make, rather than treating a headline as a decision by itself.
Prepare without assuming competition must increase
Lower rates may change buyer demand, but they do not guarantee a particular number of bidders or rising prices. Review your payment and cash limits, and clarify the conditions in any preapproval. Being prepared can help you evaluate an opportunity. It does not make buying the right choice when the property or monthly commitment does not fit.
Can waiting still be sensible in a competitive market?
Yes. Personal finances, expected time in the home and available choices still matter. Preparation can support a decision to wait too.
