YOUR MORTGAGE, EXPLAINED

Check with your lender before a major change after approval

The Short warns that an approval does not end the need to keep financial information current. A purchase, new debt or employment change can introduce a question that needs attention before closing.

Delay the furniture decision until you understand its effect

The video uses furniture and appliances as examples of purchases buyers may make while preparing to move. Opening credit or increasing a balance can change the information used for the loan review. Before applying for a store account or making a large purchase, ask the lender whether it could affect your qualification or required cash.

Discuss an employment change early

A new job is not automatically a problem, but its timing, compensation and documentation may matter. Tell the lender what is changing before assuming that the earlier approval still answers every question. The recording makes broad claims about monitoring; the more useful point is that lenders may need updated information and verification as the loan moves toward closing.

Make communication the habit

Ask what changes the team wants you to report, including new obligations, significant money movement or altered income. Keep records and respond promptly to requests through the approved channel. The goal is not to freeze every part of life. It is to avoid a surprise that could have been evaluated while there was still time to address it.

Does a job change automatically cancel an approval?

No. Its effect depends on the details and the applicable loan requirements. Discuss it with the lender.

Should I open a store credit card before buying furniture?

Ask your lender first while the mortgage is pending, even if the promotion appears attractive.
