Chicago HomeGrown: check the conditions behind the $70,000 headline
HomeGrown can help eligible Chicago buyers with down payment and closing costs. The advertised maximum is not an award for every buyer, and the assistance carries conditions after closing.

Confirm your amount and the property first
The program administrators list assistance of up to $70,000 in Zone A and $50,000 in Zone B, depending on household income and location, capped at 25% of the purchase price. Ask an administrator to verify the actual address and household calculation. Eligible property types include single-family homes, condos, townhomes and two-unit properties. Three- and four-unit buildings do not qualify. A mortgage preapproval does not reserve a grant.
Read the five-year agreement
The assistance is subject to a recorded recapture agreement. The forgivable balance declines by one-sixtieth for each completed month, with conditions lasting five years. Selling, moving out, transferring ownership or prohibited financing can trigger repayment. Review your actual agreement before assuming the money is an unrestricted gift. If your plans include relocating or taking equity out soon, discuss those plans before committing.
Get the current checklist before setting a closing date
NLS and TRP Lending administer applications. Their current notices report heavy application volume and possible delays. Confirm funding status directly. The published requirements include at least 1% from your own funds, a fixed rate mortgage and a maximum 38% back-end debt-to-income ratio. Education must meet the program's rules; self-paced online courses are excluded. Ask which live class formats are accepted. Some additional assistance can be combined with HomeGrown, but bond-funded programs face restrictions and the lien position must qualify.
Will every eligible buyer receive $70,000?
No. The amount depends on the program's income and location rules, the purchase price, approval and available funding.
Can I spend the grant on a rate buydown?
The published rules prohibit using HomeGrown funds for temporary or permanent rate buydowns. Have the administrator review the complete mortgage structure.
