YOUR MORTGAGE, EXPLAINED
Evaluate buying now without relying on future equity gains
This August 2023 clip argues that buying before a possible increase in competition could create an opportunity. The idea should be tested against your budget and the risk that the expected rate or price change never arrives.

Recognize the forecast in the message
Eric expects lower rates to draw more buyers and potentially create bidding wars. Those are predictions from the original recording, not a description of every current market. Higher mortgage rates also do not automatically prove the economy is strong. Separate the video’s outlook from the specific evidence about homes available in the area you are considering.
Make the current loan work on its own
The recording says a buyer can refinance later. A future refinance is not guaranteed: the borrower, property and available loan must qualify at that time. Before buying, check whether the present payment and costs fit without a later rate reduction. Ask what the budget would look like if you kept the original mortgage longer than expected.
Treat equity growth as uncertain
A home may gain value, stay flat or lose value. Mortgage principal repayment and market value changes are different parts of the equity picture. Consider the cash needed to close, reserves, repairs and the cost of selling if plans change. A sound decision can include buying, changing the target home or waiting. The purpose of examining a market opportunity is to make a better informed choice, not to create a deadline based on an unverified prediction.
Can I count on refinancing after I buy?
No. Future eligibility, property value and available loan terms can change.
Does buying before rates fall guarantee equity gains?
No. Neither future rates nor future home values are guaranteed.
