YOUR MORTGAGE, EXPLAINED

Can I remove FHA mortgage insurance the same way as PMI?

FHA mortgage insurance follows different rules from conventional PMI. Its duration can depend on factors such as when the loan was originated and the original loan terms. Ask the servicer to identify the applicable rule for your actual loan. Do not assume reaching a particular equity percentage automatically ends it.

Find the loan facts

Gather the original loan date, term and down payment information. Ask the servicer to explain how those facts determine the insurance duration. A generic answer may refer to a different loan period.

Avoid a forced refinance assumption

Refinancing may be one possible comparison if eligible, but it replaces the loan and adds costs. Removing an insurance charge does not automatically make the new mortgage cheaper.

Compare complete costs

Include the new rate, balance, fees, term and any new insurance. Measure both payment and cost over a shared timeline. Preserve a favorable existing rate where that is the better result.

Use confirmed figures

Obtain the current insurance amount and actual refinance terms rather than relying on an advertisement. A proposed future appraisal or approval is uncertain until reviewed.
