Five fall buying questions that matter more than the season
Eric’s October 26, 2025 video argues that some fall buyers may find room to negotiate. Turn that idea into five questions about the property and your own plans. The calendar alone cannot tell you whether an offer is a good deal.

Is there less competition for this home?
Ask your agent about recent comparable sales, days on market and competing offers in the neighborhood and price range you want. A broad seasonal pattern can hide a highly competitive local segment. Use current listing evidence rather than assuming every fall seller needs to negotiate.
What timing does the seller need?
A relocation, completed new home or preferred closing date may influence the seller’s priorities. Ask about those needs through your agent. A workable schedule can matter alongside price, but do not promise a fast closing before your lender and transaction team confirm what is realistic.
Which concession solves your actual problem?
Compare a price reduction, eligible closing cost credit, permanent points and a temporary buydown using the same loan assumptions. A credit may preserve upfront cash or fund payment relief. The amount usable depends on program limits and eligible costs. It does not automatically produce the monthly savings quoted in an old example.
Does a sale contingency fit both sides?
If you have a home to sell, explore whether the seller will consider a sale contingency and how its deadlines work. Your agent and attorney can explain the contract. Also compare selling first or buying first with a cash buffer. Seasonal negotiating room does not remove the risk that your sale takes longer.
Would the purchase work without a refinance?
Use a current loan estimate, the full ownership payment and cash remaining after closing. Include the payment after any temporary subsidy ends. A later refinance may be possible, but a rate forecast cannot make an unaffordable purchase safe. Waiting remains an option when the numbers or moving timetable do not work.
Is fall always cheaper than spring?
No. Local supply, demand, property condition and seller priorities can outweigh the time of year.
Should I take the largest seller credit available?
Choose the concession you can use effectively within your program’s rules. Compare its total effect with a lower price.
