Give the lender a complete picture

The speaker recommends contacting a lender promptly and providing information openly. Be ready to explain income, employment, debts, available cash and the proposed purchase. Omitting a complication to save time can leave the review based on an inaccurate picture.

Ask what a fast answer actually means

Eric describes cases in which his team prepared a preapproval quickly. That is an account of past work, not a guaranteed turnaround time. Find out whether an initial answer relies on unverified information and which documents or property conditions still require review.

Keep the offer within your limits

Speed can help meet a genuine deadline, but it should not replace a comfortable payment, available closing funds or an understanding of the contract. If necessary information cannot be reviewed in time, ask what options remain before committing to terms you do not understand.

Can an hour-long review guarantee I will close?

No. Preapproval is conditional, and the property and final application still need to meet the applicable requirements.
