Four planning questions behind the 2025 housing forecast

Although the video title promises five predictions, the retrieved discussion develops four main themes: sales activity, rates, inventory and prices, and demographic demand. Turn each into a planning question instead of treating an archived forecast as a set of instructions.

If sales activity changes, what would change for my offer?

Eric expected more transactions as the market moved into 2025. For a buyer, the practical question is whether comparable homes attract more offers or stay available longer. For a seller, ask about likely sale timing and the next purchase. A national sales forecast does not establish either answer for a particular transaction.

If rates stay higher, does the purchase still work?

The recording anticipated lower rates with volatility. Build a plan using available financing, then test a less favorable quote. A lock addresses specified pricing before closing under its terms. A temporary buydown subsidizes early payments; it is not a promise that market rates will fall or that you can refinance later.

Which homes would added inventory actually give me?

More listings may broaden choices without producing a lower price on every home. Examine your area, price range and property type. Ask your agent to distinguish active listings from new listings and to explain the comparison period. Avoid translating a statewide supply gap into an automatic gain for an individual property.

Does a demographic trend answer my household question?

The video discusses younger households reaching common buying ages and older owners moving. Those broad themes cannot tell you when your own family should act. Consider employment stability, expected time in the home, accessibility needs and cash reserves. Your timeline can differ from a forecast without making your decision wrong.

Should I plan my budget around a predicted rate?

No. Use actual available terms for the purchase decision and show any future lower rate as an uncertain alternative.

Does a temporary buydown reduce the permanent note rate?

No. It generally uses funds to subsidize scheduled payments temporarily. Ask which qualification rules, funding requirements and payment schedule apply to your loan.
