YOUR MORTGAGE, EXPLAINED
What HELOC fees should I compare besides the interest rate?
Ask about opening costs, appraisal or valuation charges, annual fees, transaction charges, minimum draws and early closure terms. A line with a low initial rate can still be costly for a short borrowing period. Compare total dollars over your expected use, including the repayment structure and possible rate changes.

Define how you will use it
A brief bridge to a sale, occasional draws and a long debt payoff are different uses. The same fee can matter much more for a small or short lived balance.
Check introductory terms
Identify when promotional pricing ends and which rate formula applies afterward. Ask whether any quoted cost assumes a specific draw amount or payment setup.
Read early closure conditions
A waived opening cost may have conditions if the line closes soon. Confirm the actual agreement before planning to repay it at a home sale.
Compare like for like
Use the same amount borrowed, timeline and payoff date across offers. Keep the existing first mortgage separate but included in the household payment. Do not choose solely on an advertised starting rate.
