YOUR MORTGAGE, EXPLAINED
Can I lock a HELOC balance into a fixed rate?
Some HELOCs offer a fixed rate conversion for eligible balances, while others do not. Ask about the available amount, rate, term, fees and effect on remaining line access. A fixed rate feature can change uncertainty, but it is not automatically cheaper or available whenever you want it.

Read the conversion terms
Ask when you can use it, whether there is a minimum balance and how many fixed portions are allowed. The option must be in the agreement or confirmed by the lender.
Compare the payment structure
A fixed portion may require principal repayment while the variable draw payment was interest only. A larger payment does not necessarily mean a worse rate; it may repay the debt faster.
Include fees and remaining access
Ask whether converting or changing a portion carries charges and whether repaid amounts become available again. Do not assume the line operates identically after conversion.
Compare other paths
A separate fixed second loan or direct repayment may fit differently. Keep the first mortgage, total cost and expected payoff date in every comparison.
