YOUR MORTGAGE, EXPLAINED

Why is my mortgage payoff higher than my statement balance?

The statement balance usually shows principal at a particular point in time. A payoff quote calculates the amount needed to satisfy the loan through a specified date and may include accrued interest and applicable charges. Request an official payoff for your planned date rather than using the online balance to send the final amount.

Read the valid through date

Interest and other adjustments can change the amount after that date. Ask what happens if the closing or payment date moves. A quote for one week may not be accurate the next.

Check each component

Review principal, interest and any listed fees. Ask about unfamiliar charges and whether an escrow balance is handled separately. Do not subtract escrow yourself unless the servicer’s official instructions say to.

Verify payment instructions

Use a trusted channel to confirm where the payoff goes. Large final transfers deserve the same fraud precautions as purchase funds. Keep proof that the servicer received and applied the money.

Confirm the loan is cleared

Ask how you will receive confirmation and how the lien release is handled. A zero online balance is helpful, but preserve the official records for future title or ownership questions.
