YOUR MORTGAGE, EXPLAINED
How do I read my monthly mortgage statement?
Start with the amount due and due date, then review how your last payment was applied. Separate principal, interest, escrow and fees. Compare the statement with your bank record and any recent notices. If something does not match, ask the servicer for an explanation rather than changing the payment on your own.

Follow the last payment
Find the received payment and its allocation. Principal reduces the loan balance, while interest is a borrowing cost. Escrow is held for covered bills. An extra payment may need specific instructions to reach principal.
Check changes against notices
A new amount may come from an escrow analysis, rate adjustment or other account change. Match it to the written explanation. A fixed note rate does not guarantee the full payment stays the same.
Inspect fees and held money
Ask about unfamiliar charges or funds not yet applied to a full payment. Keep dates, receipts and the servicer’s response. Use its designated error process if the explanation does not resolve a genuine issue.
Use the correct contact
The servicer handles account posting. Eric can help you understand the larger mortgage plan, but this website cannot change a servicer’s ledger or accept your monthly payment.
