YOUR MORTGAGE, EXPLAINED

Refresh your financing plan before the spring listing rush

Eric anticipates more listings and buyers after Easter in this seasonal update. The lasting lesson is to refresh your numbers before a suitable home appears, rather than begin the financing conversation on offer night.

Check what changed since the original review

Ask the lender whether your income, debts, assets or documents need updating. Request a new payment estimate using available pricing and realistic taxes and insurance. A preapproval letter is not a permanent budget, and changes in rates or property costs can alter which homes feel comfortable.

Agree on an offer-day process

Tell the agent your payment boundary and how much cash you want left after closing. Decide who will obtain a property-specific estimate and confirm financing conditions when a listing arrives. Preparation can support a timely decision without requiring you to waive protections or exceed your limit.

Do more listings after a holiday guarantee better buying conditions?

No. Both supply and buyer activity can change. Examine the specific property and local evidence rather than assuming a seasonal pattern guarantees a result.
