YOUR MORTGAGE, EXPLAINED
What if my home would sell for less than I owe?
Start with an official payoff and realistic net sale estimate. If proceeds cannot cover the required debts and costs, you need a verified way to address the gap before closing. Contact the servicer and qualified real estate or legal advisers about available options. Do not assume a sale automatically cancels unpaid debt.

Measure the actual shortfall
Include all liens, selling costs and relevant adjustments. A listing price below the mortgage balance is only part of the calculation. Use current payoff information rather than an old statement.
Ask before promising a closing
A transaction requiring creditor approval may take a different process and timeline. Do not commit sale proceeds you will not receive or assume an approval is routine.
Review consequences
Potential credit, tax and legal effects depend on the arrangement and jurisdiction. Get qualified advice about the actual proposal, including any remaining liability. A general article cannot determine those outcomes.
Keep assistance in view
If the reason for selling is payment difficulty, ask the servicer about available help and consider a housing counselor. A quick sale is not always the only path.
