Tell your lender about changes in how you are paid

Review the income behind the application

Lenders look at debts and the income available to repay the loan. Salary, commission and self-employment can require different documentation and analysis. Moving between employee and contractor status may change what records the lender needs. A similar amount arriving in your account does not automatically mean the same qualifying income calculation applies.

Discuss the change before relying on an approval

Tell the lender about a planned job move or pay change as early as possible. Ask how it affects the program, documents and timing you are considering. Do not conceal a change because a preapproval was already issued. Advance discussion can identify questions before an offer deadline, although it cannot guarantee that every compensation arrangement will meet a loan’s requirements.

Will a good credit score cancel out an income problem?

No. Credit, income, debt and other requirements are evaluated together. Ask which issue needs to be resolved in your particular application.
