YOUR MORTGAGE, EXPLAINED

The durable lesson from the May 2025 market update

A noisy market makes personal preparation more valuable. Separate the economic story from the decision you can make: whether the payment, cash needed and expected time in the home fit your household.

Treat the recording as a dated market discussion

This update discusses tariffs, inflation, government spending and mortgage-rate uncertainty as they appeared in May 2025. Those observations explain the setting for Eric's advice; they are not current forecasts. Mortgage rates reflect long-term financial conditions and expectations, so a change in one headline does not determine your next quote. The video's prediction of lower future rates should not be used as a promise that refinancing will become available.

Find room in the budget before finding a house

One practical example in the recording is reviewing delivery spending and forgotten subscriptions. Use your own statements to identify recurring charges, then decide which reductions are realistic to sustain. Do not raise the target payment based only on an optimistic spending cut. Include savings, repairs and ordinary life expenses. Do this before touring homes, when there is less pressure to justify a purchase you already want.

Write down what would make you proceed or pause

Set a comfortable total payment, the minimum cash you want left after closing and the reasons the home suits your expected time there. Review local comparable sales and current competition with your agent. If you move ahead, discuss the rate-lock term and any float-down terms in writing. If the plan requires rapid appreciation, a quick refinance or income you cannot rely on, compare waiting or a different property instead. Preparation gives you a clearer choice either way.

Does market uncertainty mean I should buy immediately?

No. It is a reason to test your budget and options carefully, not a deadline to purchase.

Should a possible future refinance make an unaffordable payment acceptable?

No. Evaluate the payment you would actually owe. Future rates, eligibility and refinancing costs are uncertain.
