YOUR MORTGAGE, EXPLAINED
Waiting for a specific rate needs a plan beyond the prediction
The clip raises a real planning question: what are you postponing while waiting for a preferred mortgage rate? Answer it without assuming that waiting always loses money or that home values will necessarily rise.

Define the rate target and the reason for it
Is the target meant to reach a comfortable payment, preserve cash or make a move feel less costly? Compare current options with the target scenario. Changing the price, down payment or timing may also affect affordability. A particular future rate is not something you can schedule.
Account for both opportunity and flexibility
Buying earlier could provide a suitable home sooner, but it also creates ownership costs and exposure to price declines. Waiting may allow additional savings or a clearer job and location plan. Compare several paths using the same horizon. If you already own, include your existing property and sale costs rather than treating every month of waiting as lost appreciation.
Is staying on the sidelines always expensive?
No. The outcome depends on prices, financing, ownership costs and your circumstances. There can be benefits and costs to either decision.
