YOUR MORTGAGE, EXPLAINED

What to prepare before asking for a fast mortgage closing

Eric describes a transaction that reached closing in 15 days after contract. The useful takeaway is the preparation before the offer, not an expectation that every buyer can close on that schedule.

Answer the budget questions before touring

Start with the monthly payment, cash to close, financing options and money left afterward. Complete the requested application and document review. Ask which parts of the preapproval have actually been verified and which conditions remain.

Update the numbers for the specific home

Taxes, insurance, association dues and the proposed purchase price can change the payment. Have the lender review the address and offer terms, then coordinate a realistic deadline with the agent and closing team.

Protect the final review time

Appraisal, title, insurance, underwriting and property issues can affect timing. For most covered mortgages, the Closing Disclosure must be received at least three business days before closing. A fast schedule should still allow you to understand the final terms.

Does a preapproval guarantee a 15-day closing?

No. Ask about remaining borrower and property conditions before committing to a closing date.
